Totodat\u0103 \u00een nou\u0103 luni ale acestui an pre\u0163ul mediu al spa\u0163iului locativ a crescut cu circa 7%, transmite\u00a0<b>\u0218tiri.md<\/b>\u00a0cu referire la\u00a0<a href=\"https:\/\/www.mold-street.com\/?go=news&amp;n=12820\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Mold-street.com<\/a>.<\/p>\n<p><strong>Cel mai mare pre\u0163 din ultimii \u015fase ani\u00a0<\/strong><\/p>\n<p>Cel mai mult a s\u0103ltat pre\u0163ul apartamentelor vechi din capital\u0103, cu 21 de euro pentru un metru p\u0103trat sau cu circa 4%: de la 526 euro la 547 euro. Este cel mai mare pre\u0163 din ultimii \u015fase ani, arat\u0103 datele bursei Lara. Ultima dat\u0103 c\u00e2nd un pre\u0163 mai mare, de 551 euro pentru un metru p\u0103trat se \u00eenregistra \u00een septembrie 2015.<\/p>\n<p>\u00cen cazul unui apartament cu 50 metri p\u0103tra\u0163i apoi costul mediu a crescut cu peste o mie de euro, iar dac\u0103 suprafa\u0163a ajunge la circa 100 de metri p\u0103tra\u0163i apoi costul mediu a crescut cu aproximativ 2.000 de euro.<\/p>\n<p>Scumpirea a avut loc dup\u0103\u00a0o stagnare de patru luni \u00een acest. Cele mai mari pre\u0163uri a spa\u0163iului locativ de pe pia\u0163a secundar\u0103 (\u00een special blocuri vechi din epoca sovietic\u0103) sunt \u00een sectorul Centru: de la 490 euro pentru un metru p\u0103trat \u00een apartamentele cu patru od\u0103i, la 707 euro per metru p\u0103trat \u00eentr-o garsonier\u0103.<\/p>\n<p>\u00cen schimb \u00een cartierul Otovasca din sectorul Ciocana, pre\u0163ul unui metru p\u0103trat de spa\u0163iu locativ oscileaz\u0103 \u00eentre 379 de euro \u00een apartamentele cu 4 od\u0103i \u015fi 531 euro \u00een cele cu o odaie.<\/p>\n<p>De\u015fi pre\u0163ul este mai mare cu 7% dec\u00e2t era la \u00eenceputul acestui an, totu\u015fi r\u0103m\u00e2ne sub nivelul din prima jum\u0103tate a anului 2015, c\u00e2nd pre\u0163ul mediu era de 572 de euro pentru un metru p\u0103trat.<\/p>\n<p>\u00cen cazul apartamentelor din blocurile noi din municipiul Chi\u015fin\u0103u, pre\u0163ul mediu al unui metru p\u0103trat a crescut \u00een septembrie cu 19 euro \u015fi a constituit 683 de euro, ceea ce este cu 7,2% mai mult dec\u00e2t era \u00een ianuarie,<\/p>\n<p>\u00cen consecin\u0163\u0103 un metru p\u0103trat de spa\u021biu locativ \u00een sectorul Centru al Chi\u0219in\u0103ului a ajuns s\u0103 coste 950 euro (+66 euro, fa\u0163\u0103 de luna ianuarie), dublu fa\u021b\u0103 de costul mediu \u00een sectoarele Otovasca sau Aeroport.<\/p>\n<p>\u00cen cartierul R\u00e2\u0219cani pre\u021bul mediu este de 790 euro (+44 euro), \u00een cartierul Botanica &#8211; 700 euro (+47 euro), \u00een cartierul Buiucani &#8211; 700 euro (+68 euro), iar \u00een cartierul Ciocana nou\u0103 &#8211; 630 euro (+58 euro) pentru un metru p\u0103trat.<\/p>\n<p>Cele mai mici pre\u0163uri la apartamentele \u00een blocurile noi (a\u0219a zisa variant\u0103 alb\u0103) r\u0103m\u00e2n \u00een sectoarele Otovasca &#8211; 460 euro (+2 euro) sau Aeroport &#8211; 480 euro (+27 euro).<\/p>\n<p><strong>De ce se scumpesc apartamentele<\/strong><\/p>\n<p>Cre\u015fterea pre\u0163urilor la spa\u0163iul locativ \u00een blocurile noi a fost influen\u0163at\u0103 de o cerere mai mare, care \u00een mare parte s-a datorat \u00een mare parte relax\u0103rii politicilor monetare de c\u0103tre Banca Na\u0163ional\u0103 a Moldovei, ceea ce a dus la o reducere semnificativ\u0103 a costurilor de creditare pentru popula\u0163ie \u00een ultimul an.<\/p>\n<p>Un alt factor ce a stimulat scumpirea este majorarea semnificativ\u0103 costurilor pentru materialele de construc\u0163ie la nivel mondial \u015fi local, ca urmare a pandemiei.<\/p>\n<p>\u00cen prezent, ca urmare a dorin\u0163ei de a tempera presiunile infla\u0163ioniste,\u00a0<a href=\"https:\/\/www.mold-street.com\/?go=news&amp;n=12630\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">BNM<\/a>\u00a0\u015fi alte b\u0103nci centrale din lume au \u00eenceput s\u0103 majoreze rata de baz\u0103, ceea ce va cre\u015fte costurile de creditare.<\/p>\n<p>Agen\u0163ii imobiliari, \u00eens\u0103, sus\u0163in c\u0103 este pu\u0163in probabil ca pe pia\u0163a imobiliar\u0103 a Chi\u015fin\u0103ului s\u0103 avem o reducere de pre\u0163 la spa\u0163iul locativ.<\/p>\n<p>\u201eTotu\u0219i, nu trebuie s\u0103 ne a\u0219tept\u0103m la o sc\u0103dere a pre\u021burilor.
